Phase II: Schematic
Design (continued)
Submit colors and materials to owner
to insure accurate budgeting.
Generate a detailed space plan which
indicates the placement of walls, doors
and windows; define type of
construction, including traffic flow,
support areas and their relationship to
existing elements, such as stairs and
mechanical systems.
Establish
optimal workflow using adjacency
diagrams, showing the proxemic
relationship of various personnel
groups.
Phase III: Design Development
Detail and refine areas from the
schematic design phase. Finalize
construction standards and materials.
Finalize interior construction
elements, i.e. doors, frames, hardware,
walls, ceilings, floors, power &
telecommunication devices, fire and life
safety systems.
Select lighting
levels for each areas, selection of
light types, placement of lights and
integration of ceiling elements,
including heating, ventilation and air
conditioning.
Specify custom
furnishings, casework, trim details,
specialty construction and storage
units.
